Most MEP and sustainability work is technically correct and spiritually absent — boxes ticked, loads calculated, a scheme that works on paper and fights the architecture on site. The people who live and work in these buildings deserve better, and so do the buildings themselves.

Fnked was founded on the belief that engineering has lost its craftsmanship and its sense of soul.

We think a great building needs care, creativity, and attention to the detail — much like a great record. A truly great piece of music, or a truly great piece of engineering, comes from a craftsman who cares deeply about what they're making.

And our care extends in three directions, in equal measure: to the people who'll use the building, to the building itself, and to the planet it sits on. A truly sustainable building is one that stands the test of time, and lives in harmony with the people who inhabit it.

Our philosophy is simple. We put the same care and creativity into our work that the funk and soul artists put into theirs.

Fnked was founded recently, but the people who work here aren't.

Our core team brings 15 years of direct engineering experience, supported by a network of specialists with decades in their disciplines. Chartered status, industry-standard accreditations, and a deep bench to pull from when a project needs it. What's new about Fnked isn't the experience — it's how we've chosen to work with it.

Every project is led directly by an experienced engineer. No pitch-team bait-and-switch, no juniors left holding the specification, no cast of names who never appear on a call. The engineers you meet at the start are the engineers who finish the job.

Most established practices are running workflows that haven't meaningfully changed in a generation. We've chosen to start from a different place. Integrated disciplines, modern AI tools, and engineers who spend their time crafting new ideas, new approaches, and a different way of thinking.

We think through energy, carbon, cost and coordination before it hits a drawing. Good schemes come from decisions made slowly and drawings produced with care.

Live-coordinated Revit models with architects and structural engineers. Clash detection as we go, drawings issued straight from the coordinated model, and drawing numbering that follows ISO 19650 conventions from project inception.

AI
AI-assisted workflows.

Large language models embedded in how we produce specifications, draft technical documents, check compliance against CIBSE and ASHRAE, and generate basis-of-design documents. Less time on unglamorous work, more time for judgement.

Automation
pyRevit and custom scripts.

Repetitive Revit tasks — view creation, sheet setup, family management, schedule generation — automated through pyRevit and custom MCP integrations. Output capacity of a much larger practice, delivered by a boutique team.

Post-occupancy
We don't disappear at Stage 4.

Our engagement runs through construction, commissioning, handover and beyond. Post-occupancy evaluation in partnership with specialist consultants — closing the loop so every project feeds back into how we design the next.

A building that lasts
is the most sustainable.

Sustainability isn't a service we add on. It's how we engineer. Every project we touch is shaped by the same questions: how long will this building serve the people who use it, how lightly will it sit on the planet, and how honest are the numbers underneath?

We design fabric-first. Reduce demand before specifying equipment. Reuse what's already on site before adding more. Choose systems that will work for decades, not just meet a target on handover day. And we stay involved long enough after completion to know whether we got it right.

A truly sustainable building is one that stands the test of time, and lives in harmony with the people who inhabit it.

Real reductions,
not just better paperwork.

Fabric & passive design

Loads reduced before services are sized.

Orientation, glazing ratios, thermal mass, daylight strategy, ventilation routes. The cheapest, longest-lasting energy savings live in the fabric — and we design with the architect to get them right early.

Operational carbon

ASHP, MVHR, smart controls — specified to perform.

Heat pump design that actually works at the design point. Mechanical ventilation specified to deliver the air change rate it claims. Controls philosophy that occupants and FMs can use without retraining.

Embodied carbon & reuse

Reuse first. Then specify honestly.

The lowest-carbon kit is the kit you didn't have to buy. We assess what's already on site before specifying anything new — retain plant where it's still doing the job, repurpose distribution where the routes still work, and reuse fabric and structure wherever it can be made to serve. New equipment specified with credible EPDs and whole-life carbon assessment, RICS-aligned, and pushed back on when substitutions look the same but carry twice the embodied carbon.

Compliance & certification

Part L, BREEAM, LEED, WELL — used as a tool.

We hit the ratings clients need without designing the building around the scorecard. Certification is the evidence of good engineering, not the substitute for it.

Overheating & future climate

Designed for the climate we're heading into.

TM52, TM59, CIBSE future-weather files. Buildings designed for 2050 conditions, not 2010 ones. Passive cooling strategies before mechanical ones.

Post-occupancy

We come back. Always.

One-year and three-year POE on every project. Real metered data against design intent. Honest reporting on what worked, what didn't, and what we learned for next time.

What we do.

Building Services Engineering

MEP design,
full RIBA stages.

End-to-end mechanical, electrical and public health engineering, from feasibility through handover and into post-occupancy. RIBA Stages 0 to 7 — the long version of an appointment, where a single team stays close to the work from the first conversation to the first winter in occupation.

We cover heating, cooling and ventilation; LV distribution, lighting, data, fire alarm and PV; hot and cold water services, drainage and gas. The pieces are arranged together, not handed off between silos — so the scheme coordinates cleanly at Stage 3, tenders cleanly at Stage 4, and installs cleanly on site.

Delivered in BIM, as standard. Every project runs in Revit to ISO 19650, with live-coordinated models, drawing registers set up at project inception, and clash detection as we go. pyRevit automation and AI-assisted workflows carry the unglamorous parts of delivery so more time goes into the work that actually needs engineering judgement.

Sustainability

Planning, comfort
& environmental design.

Sustainability work that's about the building, not the paperwork. Carbon matters because climate matters, and climate matters because people do — so we treat thermal comfort, air quality, daylight and acoustics as first-class sustainability questions alongside operational and embodied carbon.

Delivered either as part of a full MEP appointment or as specialist input alongside another consultant's team. We'll say when a scheme can't honestly reach a target rather than paper it with a calculation that only works on paper.

Decarbonisation & Net Zero

A credible path,
& not just a badge.

Strategic advice for clients, architects and practices who need a credible route to net zero rather than a certification. We define the pathway — operational and embodied — identify what's achievable within budget and planning, and flag where stated targets are optimistic.

Delivered as a standalone advisory engagement, or as a workstream inside a wider project. We cover the strategic end of the work (the pathway, the options, the trade-offs) as well as the technical detail (heat decarbonisation, electrification, fabric retrofit, embodied carbon, onsite generation) that turns a net-zero commitment into a deliverable building.

Works best when engaged early — the more of the brief, site and budget is still open, the more decarbonisation levers are available. Also works mid-project for schemes where a carbon commitment has been made and the route hasn't yet been drawn.
